There are no forms, chat windows or online booking on this site. The only way to reach us is by phone at (209) 588-7313. A call is a conversation, nothing more. It does not create an agent relationship or obligate you to anything. Any representation begins only when both sides sign a written agreement.

Timelines Are Estimates

We try to give realistic timelines, and we tell you when plans change. Still, any date we mention on this site or by phone is an estimate. Escrow, lenders, inspections, court schedules and the other party all affect when a sale or purchase actually closes, and none of those are fully in our hands.

Accuracy and Updates

We work to keep this content current and correct, but it may contain errors or fall out of date. We may revise, add or remove pages at any time without notice. The version you see when you visit is the one that applies.
