How a Sale Runs With Us

Most sales follow the same broad path. The pace inside each step depends on the property and the people involved.

  1. 1

    A first conversation

You tell us about the property, the people involved and the date you are working toward. We ask about loans, tenants, heirs or court orders that could affect timing.

  2. 2

    Your plan and timeline

We review the property and recent sales, then give you a pricing view and a dated plan. You see what happens each week and what we will need from you.

  3. 3

    Preparation and going to market

We line up photos, disclosures and any agreed preparation work. Once the property is live, we report on interest and buyer feedback on a regular schedule.

  4. 4

    Offers and escrow

We go through each offer with you line by line, including contingencies and proposed closing dates. During escrow we track every deadline and tell you right away if anything moves.

  5. 5

    Closing and handover

We confirm signing times, key handover and final figures ahead of time. You know the day the sale records and when the proceeds arrive.

Real Estate Services for Sellers and Buyers

Our work covers four kinds of moves: selling a house, inherited and probate houses, divorce home sales, and home buying help. Since 2021 we have held a real estate broker license, and our training as a Certified Divorce Real Estate Expert shapes how we handle sales where two people, or an estate and several heirs, need to agree. Each service page explains its own steps, paperwork and typical pacing.

What Shapes the Cost and Pace of a Sale

Every sale has its own mix of fees and preparation, and the same factors that move the cost usually move the calendar too. On our first call we go through the ones that apply to you. Here is what tends to matter most.

We do not quote costs before we understand the property and your goals. After a conversation by phone, we explain the fees that apply to your sale and put them in writing before you sign anything.

Our fee and how it is set
Our compensation is agreed in writing before any work starts. We explain exactly what it covers and when it is paid, which is normally at closing through escrow.
Preparing the property
Some houses are ready to photograph as they stand. Others benefit from cleaning, small repairs or clearing out belongings. We tell you which tasks are likely to pay off and which you can skip, so you are not spending on work buyers will not value.
Inspections and required disclosures
California sellers complete disclosure forms, and buyers usually inspect. Rural properties around the foothills often have wells and septic systems, which may call for their own reports. Knowing this early keeps escrow from stalling halfway through.
Probate or court involvement
An estate sale may need court confirmation depending on the authority the executor holds. That step can add weeks, and we build it into the timeline from the start instead of discovering it later.
Escrow, title and closing costs
Title insurance, escrow fees and transfer taxes are split between buyer and seller according to the contract and local custom. We walk you through which ones usually fall to you.
Season and market pace
Buyer activity rises and falls through the year. We share what recent sales suggest about timing, so you can choose a start date with clear expectations.

Why Clients Plan Their Move With Us

A sale touches leases, school terms, court dates and moving trucks. We give you dates you can build around and tell you early when one of them moves.

A written timeline from the first call
Before anything goes on the market, we map the likely dates for preparation, going live, offers, inspections and closing. You get a realistic range for each, not the most hopeful one. If a step usually runs long, we say so up front.
Updates when something changes
Appraisals come in late, lenders ask for one more document, a probate hearing gets moved. When that happens, you hear it from us with the new expected date and what it means for your plans. You should never have to chase us for news.
A broker accountable for the details
Contracts, disclosures and escrow deadlines are managed by us directly, and we have held our standing as a licensed real estate broker since 2021. The dates in your timeline come from the person responsible for meeting them.
Trained for sales during divorce
We are a Certified Divorce Real Estate Expert. In practice, that means we keep both parties informed equally, follow the terms of any court order and communicate in a neutral, even tone. It helps the sale move without adding strain.
Meetings that fit your week
Sit down with us in person if that suits you, or keep everything to phone calls and video sessions. Heirs in other states and busy sellers can review, sign and decide without rearranging travel.

About Real Estate Agent Jackson

Real Estate Agent Jackson is a deliberately small office working with sellers and buyers in Jackson and the foothill towns nearby. Our clients are often in the middle of something bigger than a sale: settling a parent's estate, dividing property after a marriage ends, or buying while juggling work and family. We keep our client list short enough that every one of them gets direct attention.

Our approach is unhurried and careful. We read every document, prepare for each step before it arrives and keep a written record of dates and decisions. When a plan has to change, we explain why and what comes next.

What Clients Often Ask

Something not covered here? (209) 588-7313

How long will selling my house take?

That depends on prep work, price, buyer interest and escrow, which commonly lasts around a month after you accept an offer. Up front, we give you an honest range for every stage. If something runs long, like a late appraisal or an added inspection, we let you know the revised date immediately.

Is it possible to sell an inherited house while probate is still open?

In most cases the executor or administrator may sell once the court grants authority, though some sales also need a judge to confirm them. We review the paperwork early so the schedule matches the real legal steps. We work with your probate attorney and leave legal advice to them.

In a divorce, do both spouses have to approve the sale?

Usually every owner on title has to sign, and a court order may spell out the terms. We give both parties the same information and follow any order to the letter, so the sale keeps moving and no one feels left out.

Does signing with you lock me in?

No. Until a buyer has the property under contract, you can end our agreement quickly and easily. We want clients who stay because the plan is working for them. Once a buyer's contract is signed, its terms govern from there.

How regularly will you update me?

We set an update schedule together at the beginning and also contact you any time something changes. Late paperwork, a new offer or a shifted date comes from us first. Most clients like a quick phone call, but video is fine too.

Do we have to meet face to face?

That is up to you. Some clients prefer going over documents across a table, and others complete the whole sale by phone and video without visiting our office. Many papers can be signed electronically, which helps heirs and sellers who live a long way from Jackson.

Once I sell, can you help me buy?

Yes. Our home buying help includes the search, the offer and escrow, and we can line up both deals so the closing dates work together. We go over your choices for timing a sale and a purchase and what each one trades off.
